Paying Rent

Rent is due on the 1st of each month and is technically considered late on the second. Therefore, the eviction process can be started on the 2nd of the month, regardless of when a payment may be considered "late" for charging late fees or any other penalty. A $25 late fee per day will start on the 5th of the month.

Our standard rental agreement indicates all outstanding charges including late fees, utility bills, fines and repair charges, are treated as rent if unpaid. Thus, eviction can occur for not paying these fees as well.

Checks are accepted for the payment of rent; however, personal checks are not accepted at the time of application or move-in, if rent is paid late or if a check has ever been returned due to insufficient funds. The account will be flagged to not accept personal checks and if one is received, it will be returned and will result in additional fees being assessed.

Payments can be mailed in or delivered to our office. We have a drop box slot by the front door so payments can be made at any time.

Repairs and Maintenance

Coastal Sands Realty has developed relationships with several outside contractors that are reliable, bonded, responsible and who guarantee their work.

Repairs are completed on a timely basis as the tenant or homeowner requests them. Tenant responsibilities include payment or performance of the following:

  • Minor repair and maintenance items caused by the tenant.
  • Change HVAC filters every 30 days.
  • Upon move-out the tenant must provide management with proof the carpeting has been professionally cleaned.
  • Tenants are responsible for window breakage and screen repair.

The owner will typically take responsibility for items the tenant could not be involved with, for example:

  • Water heater
  • Air conditioner compressor

If a repair order is placed and nothing is found to be wrong, the tenant will be charged for the service call. The tenant will also pay for the service call if not present when an appointment was scheduled.

Moving Out

30 days written notice must be given when a decision is made to move out.

Rent continues to be charged up until the time all the keys and remotes are returned to Coastal Sands Realty.

The final inspection will not be completed until you have completely moved out. All utilities must be on at the time of inspection.

Security Deposits

Security deposits are required in order to protect the owner when the tenant moves out. These deposits are used to repair damages not determined to be normal wear and tear.

The process for having your deposit returned is as follows:

  • No charges can be outstanding on the account
  • Appropriate notice needs to be given
  • The property must be returned to the same condition it was when you moved in other than normal wear and tear

Coastal Sands Realty is required to make any repairs and make an accounting within 30 days of move-out. Once this is done, the funds will be returned if there is an excess or collection procedures will commence if there is a shortfall.

Be sure to leave your forwarding address so any funds can be returned to you in a timely manner.
